The Crosby Mixed-Use Commercial and Park project proposes the development
of an active recreational park and commercial/retail buildings on an 8.05-acre
parcel of land within the prestigious Crosby Estates. The Crosby Estates
consists of approximately 722 acres of land within the Santa Fe Valley Specific
Plan Area, encompassing the majority of Subarea II. The prestigious gated
community offers a wide range of amenities, in addition to a number of custom
estate home lots overlooking the gently rolling hills of
Rancho Santa Fe and scenic San Dieguito River Valley. Shapouri &
Associates played a large role in the planning and allocation of land uses
within this master planned community.
Our
firm is now undertaking the planning, engineering, and designing of the
mixed-use project to accommodate a mix of recreational opportunities, such as
bocce ball, tennis, volley ball, playground areas and picnic tables, in addition
to landscaping, open spaces and trails. Various alternatives have been
presented to community groups for feedback and insight to residents' values,
needs, and desires.

The
proposed commercial area, encompassing the western portion of the project site,
would include approximately 9,000 square feet of office space, a 743-square foot
building for retail and a total of 95 parking spaces proposed for both the
commercial and recreational uses. The proposed development area for the
site is approximately 3.34 acres: 2.14 acres for recreational uses and 1.20
acres for commercial buildings, retail and parking facilities.
