The
Warner Ranch project area is located within northern San Diego County,
approximately 5 miles east of Interstate 5, along State Route 76 (SR-76).
The site comprises 513.61 acres of land, mostly surrounded by the
Pala-Pauma Band of Mission Indians Reservation lands, proposed for the
development of a variety of residential units, public and private
parkland, a clubhouse, a general store and roughly 360 acres of
preserved open space.
Shapouri
& Associates completed a comprehensive Draft Specific Plan document for
the Warner Ranch SPA. The
intent of the specific plan is to create a master-planned community, which
fits the unique character of the
surrounding environment.
The Pala Casino Resort and Spa lies to the south east of the
project site, with residential, agricultural and undeveloped lands
encompassing the remaining areas. In
addition to the Warner Ranch Specific Plan, the project requires several
concurrent applications including a General Plan Amendment, Rezone,
Tentative Map, Major Use Permit and Administrative Permit.

Shapouri
& Associates has filed for all the appropriate applications, and is
currently working on refinement of the plans in accordance with the goals
and specifications of the
County of San
Diego and other applicable agencies.
