 Located in the Wildomar Area of southwestern Riverside County, this 792-acre
project is planned for approximately 1,180 residential units and extensive
network of private parks, trails, and recreational opportunities. This
proposed gated community has been designed to preserve the existing
environmental resources as much as possible, and minimize landform
alteration.
Shapouri & Associates completed a comprehensive Draft Specific Plan
for this phased master-planned residential community. The Specific Plan
incorporates development plan standards, specific standards for each
Planning Area, and a set of Design Guidelines. The entire SPA has been
phased into four Planning Areas to facilitate the development of a variety
of residential opportunities with all necessary roads, utilities and
infrastructure to service the site.
 Shapouri & Associates concurrently worked on the proposed subdivision
Tentative Tract Map, Change of Zone request, and application for the
annexation of a portion of the site into the Elsinore Valley Municipal Water
District for water and sewer service. Our firm aims to design projects that
adhere to the landforms, as well as the desires of surrounding community
members. In order to get a sense of the surrounding community and
incorporate their goals, our staff has single-handedly organized and
directed three Neighborhood Workshop Meetings. These meetings worked as
public charettes in which community members were able to obtain project
updates and freely discuss comments and questions. In order to ensure that
the all community members had the opportunity for involvement in the
planning process, members of Shapouri & Associates staff also provided
individual meetings to those who may not have been able to attend, or who
were interested in obtaining further information. This project is still
currently in the planning stages.
